The 365-Meter Hotel in Dubai That Will Break All Records: What It Is Like and Where It Will Open

In a new milestone of modern architecture and engineering, the world’s tallest hotel is expected to be inaugurated in the first quarter of 2026, reaching an impressive height of 365 meters. This glass giant will rise in the vibrant Dubai Marina, in the United Arab Emirates, near the iconic Palm Jumeirah, an artificial island shaped like a date palm that hosts luxury hotels, residential towers, and renowned international restaurants.

This project, named Ciel Tower, will surpass the current title holder, the Gevora Hotel, which stands at 356 meters. The third spot on the list is held by the JW Marriott Marquis, also located in Dubai, with a height of 355 meters. The city of Dubai is about to break its own record, solidifying its position as a global reference in architecture and innovation.

An ambitious project

Ciel Tower is a project developed by The First Group, located in the marina of this cosmopolitan city in Asia. The tower will feature 1,042 rooms and suites, including 150 suites, spread over 82 floors. The project offers a wide range of top-quality amenities, such as the Ciel Observatory Lounge on the 81st floor, which provides panoramic views of the city. Additionally, the tower will have a sky terrace on the roof with an infinity pool, an ideal space to enjoy the sea breeze and city views.

The main partner of The First Group in this project is China Railway Construction Corporation, the second-largest construction and engineering company in the world by revenue. The futuristic design of Ciel Tower, inspired by vertical living, was created by the NORR group from Dubai. The shape and overall mass of the tower offer panoramic views in all directions, creating a unique experience for guests.

The interior of the tower is inspired by the Japanese philosophy of wabi-sabi, which values the imperfect and transient beauty of nature. Ciel features a striking and contemporary design, highlighting a glass observation deck that maximizes views of downtown Dubai, the Burj Khalifa to the east, the marina to the southwest, Palm Jumeirah, and the Arabian Gulf.

A luxury hotel

The building will also include a luxury hotel with a rooftop that will host a bar, a pool, and a restaurant. The rooftop viewing area will make the tower an attraction for both residents and international tourists, offering a unique experience of luxury and exclusivity.

The project has received several significant awards at the 2019 International Property Awards, including Best International Hotel Architecture and Best High-Rise Residential Architecture in Arabia. Additionally, at the 2019-2020 Africa & Arabia Property Awards, it won in the categories of Hotel Architecture, New Hotel Construction and Design, High-Rise Commercial Development, and High-Rise Residential Architecture.

An Investment Opportunity

Investors will be able to purchase hotel rooms and residences in the tower starting from USD 450,000 and above. Buyers will receive a guaranteed capital appreciation, as well as high and stable rental income, since properties in the Emirates are in high demand among tourists and expatriates. The average return on investment in elite studios at Dubai Marina is 6.76% per year.

This project requires over USD 700 million on a triangular plot of land in the city’s marina. It will feature a helipad, facilitating access to the tower for visitors. Offering 360-degree views of the city, the units start at 30 square meters. The minimalist interiors of the elite residences are characterized by details such as a light color palette, mainly consisting of gray and beige tones, the absence of unnecessary elements, and simple forms.

Each room is equipped with a multi-level lighting system made up of ceiling lights, chandeliers, and table lamps, allowing future residents to create the ambiance they desire.
