2024 was the key year for Sharjah’s growth, which became the third most important emirate in the UAE. During the past year, the number of transactions increased by half, and the trend promises to keep growing. The truth is that this situation had its turning point in 2022 when the full ownership law was modified, allowing expatriates who are not UAE nationals to purchase properties here.

This trend caused the number of foreign investors to rise from 103 in 2023 to 120 in 2024, and the most important construction companies in the area did their part. Alef and Arada, two of the leading companies, managed to sell their developments in record time, attracting those for whom Dubai could not provide opportunities.

Thanks to encouraging numbers, Sharjah has gained strength in recent years. In this way, those who moved away from Dubai chose this emirate to do business. Dubai stopped being attractive when demand caused an increase in prices so exorbitant that many decided to look for new horizons. In this context, Aljada, Al Zahia, and Maryam Island became the favorite neighborhoods for buyers, encouraged by affordable prices.

This emirate is one of the favorites for families, professionals, and middle-class workers who found everything they need here. Its proximity to Dubai remains an advantage for workers who need to commute there frequently. According to consultancy ValuStrat, of the 1.8 million inhabitants of Sharjah, about 1.6 million are expatriates, many of whom work in Dubai.

Sharjah is thus the new golden destination for local and foreign investors. Experts state that its attractions are a true magnet for more conservative sectors, who prefer to live in quieter places but with all the possibilities of connection to Dubai and other emirates. Even though national buyers are the most frequent, major developers have started designing new plans to attract foreigners.

Beyond price differences, Sharjah is also achieving another unthinkable characteristic: integration with Abu Dhabi and Dubai enabled by its highways. In this way, nothing is divided, and everything is part of a large community where real estate is different, with diverse values and offers that adjust to various needs.
